Here are some tips to help you improve your performance when dealing with buyers. I think that you can do a lot better when it comes to providing a service to the buyer. A couple of things in my case. The vendor left the place dirty and unclean and took all the pool maintenance equipment with him. Now, I only buy a couple of houses in my lifetime but you deal with these things on a daily basis. You should mention to the buyers that they might like to put in a clause in the contract to have the place cleaned professionally, and to leave all the pool equipment behind. I expected the place would be cleaned by settlement and especially the gutters cleaned out – they did get top dollar in the sale. The gutters were FULL of debris and in places looked like someone was growing a turf farm. It looked like nobody had cleaned it for years. I was not impressed. I asked you if I could get together with the vendor and go over the alarm, security, pool and solar panel/battery setup. You casually said that that would be done at final inspection. What a cop out on your part – you gave us 30 minutes to do a final inspection and then booted us out the door. I messaged you that I didn’t see any pool equipment and asked did I miss it or was I expected to buy it all new again. I never received a reply from you. You told us that all the info on the solar, batteries, cameras, alarm etc would be there when we moved in. What a load of rubbish. It took me a couple of weeks after we had moved in to to get the password to the internal alarm system, and the password to the camera system. He did give me the name of the mobile app to the solar system but I couldn’t use it because he still had total control of it on his app. I have only sold 3 houses over the years and in every case I write down a list of all the things that the buyer will want to know. How about suggesting the vendors you sell for doing the same. Overall I give you a 1 out of 10 for service to the buyer.
