As the executor of my husband's estate, I had to determine what to do about a flat in Sydney that he had held for a number of years. Warren worked on the sales side of the firm that managed the flat's rental, and I spoke both with the rental side about what I need to do to rent the apartment at a market rate (it needed significant updating) and with Warren about how a sale might work. Warren had provided a valuation for the flat for probate. He suggested to me that a price of at least that amount could be achieved, without doing any renovation, and I decided to go with that option. We decided to try for a sale slightly above the valuation, but before we started the process for auctioning the property, Warren tested the market and found a buyer prepared to pay my price, which upon further research was an excellent price for comparable. Warren was knowledgeable about the market (as confirmed by events), and during the sales process, which required completion of probate, was on top of all aspects of the transaction, was extremely responsive to requests for information by the purchaser and both sets of lawyers, and really worked to keep everything moving forward and on track, and to keep me fully informed. We closed almost immediately after grant of probate, and the experience (which was, by the way, from a distance as I was overseas for all but our first meeting) was as easy and stress free a real estate transaction as I've experienced.
