Advertising and deposit payment arrangement
The sale of our family home was handled effectively and we were satisfied with the auction result. Overall, Will, Tom and Natalie demonstrated a high level professionalism and were prompt returned our calls. Recommended areas for improvement are:
1. The 10% deposit was not paid on the day of the auction. Potential buyers should have been informed to have the funds available for electronic transfer on the day. We felt that the interests of the seller were given priority.
2. The marketing cost was substantial at 1.17% of the sale value. This was mainly due to the cost of advertising in the local newspaper. However, the majority of the interest was generated from advertising on the internet. In hindsight we could have reduced the advertising budget and placed greater reliance on the internet.
3. The description drafted to advertise the house missed many key features (i.e. no mention of the north facing backyard) and required extensive editing by the seller. It appeared that the material had not been adequately reviewed by the agent representing the property.
Apart from the above we had a very positive experience with Will and the team at Ray White and were satisfied with the outcome.
