I said to her: I'm going to hire you when I decide to sell the same property. Which I did! After two years I contacted her and again she demonstrated amazing qualities as a selling agent. When our long term rental property was vacated we were weighing up whether to sell it or keep it as our families city accommodation (we live in the southwest), our son rang Ben, an old footy team mate, to see what he thought it may be worth if sold. Ben was on site in under a hour & gave us some great advice on minor renovations if we were to sell. We were in no rush to sell, we were happy to renovate while living in our unit, take our time & do things right. Before we had thought through what we would do, Ben had a cash buyer, that was keen to buy as is, within 3 days. This buyer fell through, which did not concern us. Before we knew it Ben had another buyer lined up, again with the property to be sold as is. The property sold for a bit more than we had hoped to get if we had renovated. The property had not been advertised or put on the market, so we saved on marketing, furniture rental set up, photography & the stress that can come with open homes. I would recommend Ben Noakes to anybody selling their property, especially in the Osborne Park and surrounding areas. Ben is a friendly and knowledgeable estate agent, he knows the market very well & will do all he can to get the best for his clients. We thank Ben again for his great service.

Ben and I have worked together on multiple properties, Ben is excellent at communicating and working to achieve the best outcome for all parties involved When there was an issue with the property, Ben took a pragmatic, solution focused approach that ensured both the buyer and the seller got the best possible outcome. From the sellers perspective, when the deal almost fell over, Ben was once again solution oriented and was able to work with us to place another buyer into the property, ensuing no lost campaign time for his seller. For us, rather than getting frustrated with the process Ben was able to work with us to help place another buyer into the contract ensuring a smooth transition. If you’re buying or selling, Ben is an excellent facilitator of deals, taking a win-win approach and ensuring the smoothest possible outcome for his sellers while also being reasonable and pragmatic in his dealings with buyers. I cannot recommend Ben highly enough, I will personally be engaging him when it’s time to sell my properties in Perth
