When the time came to sell our house my wife and I asked Lyndal Barry who we had used before and had not long joined the team at McGrath working with who I regard as one of Avalon’s top agents, James Baker to come and give a market appraisal for our property. When selling a home it is a pretty daunting and stressful time and I have lived in Avalon my whole life and acquired my first home here 1991 and bought and sold 4 times since then. We were clear on what we wanted - trust, honesty and no BS. First impressions are usually best impressions and I must say I was very impressed with James’s market knowledge and understanding of our “musts” in the sale of our home. James run a few scenarios by us on what to expect and how to move forward and obtain a best result and true to James’s knowledge, the scenarios he run by us actually happened so we were prepared on how we were going make the sale happen, which resulted in us selling our home in 10 days with a result both my wife and I were extremely happy with. What really impressed us with James was his honesty and focus, at no time were we let down in the sale, but more importantly in my mind, as a agent he is primarily working for the vendor, but James showed real professionalism and understanding of the purchasers requests and he managed the sale with the best interests of both vendor and purchaser. Avalon is great community and word of mouth spreads pretty quickly and I am yet to hear a negative regarding James. 3 years ago James helped me move from Eastern Suburbs to Avalon and purchase my first house in Avalon. In September I purchased a 2nd house in Avalon that James listed. In November James and Lauren sold my house. So with this headline you can appreciate that as buyer / seller we have had exceptional experiences with James, Lauren and the team from McGrath Pittwater. To summarise for this review: * Kept in contact with me - most real estate agents want your business and you never hear from them again. With James over the last 3 years would regularly checkin for a quick call, send a txt and visit periodically. It's more of a relationship with James and you don't feel like one off transaction. * Educates, leads with data driven insights - James I've found when educating us led with objective data vs being subjective. Whenever I tried to challenge James he could always back up his insights with the raw data. When you want to believe in someone having the data to back it up really helps * Results - 12 months ago the value of my house decreased in value and James was honest when he visited to provide a market appraisal. Fast forward to now the result of the sale was extremely satisfying * Lead by Example - throughout our campaign there were times we had to make decisions and because I nor my wife didn't have experience or time busy with our jobs, I would push the decision back on James and his team being the experts. * Simplicity with Speed - The entire campaign James and managed us as vendors to make it as simple and as easy as possible for us whilst at the same time executing at speed to achieve a win/win outcome. I couldnt have asked for a better experience selling my home through Lauren. From the initial meeting, Lauren demonstrated a solid understanding of the market, was extremely professional and communicated frequently. The speed in which we got our propoerty prepared to sell, the coordination of trades, stylists, photographers and marketing, all happened within a week and without a glitch thanks to Laurens strong organisation and commited team around her. Throughot the campaign we were in contact every day with weekly meetings to review its progress. We knew exactly where we were at at any given moment, and were really grateful for the advice and guidance we received which got us to a result that we were extremely happy with.
