Bought a lot at a new QLD government run development project at Songbird. Agent informed us verbally that the Market Lot Build Guidelines is all standard stuff you'll find everywhere in other covenants. This is very misleading as there are ridiculous rules of not being able to cut/fill the land in any way (except for the garage), and we have been told by many builders that this is not normally the case at all and it complicates builds enormously. Our lot has a 1.5m up-slope 1m cross-slope (on 527m^2) which is normally nothing but due to this restriction it means you have to have a split slab or build on posts. All the big builders won't even touch the job due to these restrictions and the ones that will are providing quotes that are $150k+ more than the initial quotes we received. We are hugely disappointed that this could force us to abandon the build and hugely disappointed in the misleading comments and omissions by the agent. Information of such huge significance should be made clear and should never be left out. Buyer beware.
