Following a casual enquiry with 'an acquaintance in the industry' about the current market Sam provided a detailed property report overnight. The estimate was good but a little lower than we wanted. Sam contacted us 3 days later saying he had a contract for the price we wanted if we wanted to proceed. The agent contract came days later. The initial sale fell through but Sam found a second buyer within days, sale came a month later.
