As you were aware, the state of the property whenever we inspected all was not in a fully cleaned, properly gardened nor maintained state. We understood this was due to the exiting tenants failing to adhere to their lease agreement’s make-good, cleaning & maintenance obligations (and/or being slobs). In fact we were so concerned about such we made it a (the only) condition of our residential tenancy agreement as per our prior correspondences and the residential tenancy agreement itself; namely all of such be properly and professionally attended-to before occupancy. This was largely so we were not having to come into a dirty, unhygienic and improperly maintained residential premises. We have been also provided with this premises’ Property Inspection Report and will respond to that in due course (i.e. we understand it is a used residential property with fair wear & tear etc). However these current matters we have encountered are of immediate concern and need to be properly redressed. As you may also be aware, and in reliance on that condition (together with us paying significant advance rent, bonds and deposits etc), towards the end of last week and over this weekend past, in material reliance on upon Xceed's specific representations, we commenced the early exit from our Gwelup property and began moving our family & our furnishings into this Hillarys’ property. Unfortunately, despite both our specific request and undertakings from the landlords (whom we understand recognise it is meant to be a premium rental property), as we began to move into the premises, it was very it became very clear it had still not been properly cleaned, sanitised or even maintained. However appreciably we could not then stop our move. For example these are some of the various issues we identified include, but are not limited to, the following: 1. the dishwasher and the kitchen sink had not been properly cleaned-out, and there was a rancid odour together with various rotting food

I won’t even list all the events that your agency and staff have failed on - far too embarrassing. I will say that the complete lack of service from Dasha and Courtenay lead us to leave. Having an investment property vacant for 8 weeks in this environment is a disgrace.
