Recently Xceed leased out my investment property, the experience was good because they have a great team. Courtenay and Irma did a great work assisting us with the process. However, after the lease seems that Xceed "computer system" drop the ball. We received late rent and the staff seems under pressure with the poor system in place.

My property at 153 Santa Barbara Parade QUINNS ROCKS in summary is one of dereliction of duty by Xceed: • Defaulting tenants were not served a warning notice to blacklist leading to continuing defaults, eviction, and lost rental income. To do so is legal, and would likely have averted court proceedings • Quotes received from tradespeople sat with Xceed for three weeks to nearly a month before forwarding to me, whilst my property sat vacant and trades people were blamed for delays • Property was vacant a massive 10 weeks to do one week of trade work and secure a tenant. Having five rental properties over decades this is a nonsense, and in a strong rental market • Court proceedings against former tenant protracted with no response from Xceed on the matter • No response from Xceed in regards to a property insurance report required to make a claim • New tenant had to advise Xceed cleaning was needed before moving in, further delaying new tenant residency • Several maintenance items were left to be identified by the new tenant, and not mentioned in property inspection reports. The reports have shortcomings and give the feeling site visits might not be occurring • New tenant advised dilapidated shed to be removed from property. No shed on the property so queried if my property has been confused with another. Shed not mentioned in property inspection reports. • Xceed requested unpaid water usage bills by former tenant be paid by me. This seems unreasonable with former tenant vacated, whilst court proceedings & insurance report seem stagnant. • I have requested Xceed not pay themselves, but rather keep the rental monies in trust until all matters have been properly managed. This is reasonable as I don’t receive the service I pay for I await hearing from Xceed regarding progress on all fronts. Sincerely Steven Parker Owner/ Investor
