Selling up? Paul's the man!

Selling a house can be a stressful process for all kinds of reasons with uncertainty of outcome being one of the biggest concerns. I found Paul to be a great help during this time. After the initial scope, Paul was in contact (almost immediately) after every inspection with an update and confidence boost (- even when no-one had turned up). Due to circumstances, he and his team had a limited time to lead in and auction which looked a bit grim for us as vendors. The timing was possibly less than ideal, but as Paul reiterated, you never know what can happen on the day. Paul was in contact before the auction to let me know how things happen and what I could expect, and what would be expected of me - for this I was very grateful. The big day came with a rather less than spectacular number of bidders. Proceedings were slow and doubtful but Paul read the situation and prospective buyers in a very professional manner. Paul delivered an ideal so well that even I felt inspired by this home. It not only moved me but seemed to have had the desired effect on the buyers too as he managed to reinvigorate a stagnant auction. We were fairly impressed (and relieved) with the outcome and believe Paul was hugely instrumental in our successful sale. I appreciate Paul's guidance, professionalism, experience, warmth and patience and would commend him without reservation.

Managing expectations....

When Paul visited our family home for the first time, he and the auctioneer sat down at the kitchen table with us and talked. And talked. And talked. For nearly 90 minutes, Paul explained everything from house preparation, styling, advertising, Open Houses and auction strategies. But most valuable to us was learning how to manage our expectations. For the agent, balancing reality and optimism is a fine art and not without its dangers. Most homeowners believe their property is priceless and generally do not take kindly to talk about the need to be realistic in a competitive market! We were no different, wanting to clear the big million-dollar mark, regardless of what it was worth. Paul provided us with a lot of balanced, objective and evidence-based counsel along the way. Paul phoned us after each Open House to walk us through the visitor numbers, explain who he considered the potential bidders were and to review the overall campaign. When we got 35 groups on our first Open, Paul shared our excitement but cautioned us against reading too much into this. When we had just one person on a wet Wednesday night, Paul was able to reassure and comfort us and remind us not to read too much into this either! Paul also helped us interpret the weekly advertising statistics, once again offering much needed guidance to keep things in perspective. The four weeks leading to an auction can be a most emotionally draining experience. Having an experienced campaign manager at hand to help you through the ups and downs of the journey is priceless. There were times we felt nothing could go wrong and other times when we felt the house just wouldn’t sell. Through it all, and over too many phone calls to recall, Paul helped us remain positive but not get carried away. We were delighted with the service and care we received from Paul and the Essendon Barry Plant team. And the icing on the cake? We made the magic million-dollar mark after all!

SUCCESSFUL HOUSE SALES ENABLING

The biggest single decision I have had to make in my lifetime. After 47 years of living in a home full of happy memories the decision to sell and move on was made so much easier because Natalie enabled me in every way to move through the process without being" pushy" Natalie shared her knowledge and experience with me via excellent communication and followed through each step of the way so that I did not get lost in the mumbo jumbo of sales chargrin. I appreciated her sensitivity as I moved through the process of selling and the help she extended to me during negotiations. Well done Natalie!

REVIEW - LUKE O'CALLAGAN AND BILL KARP

A big thank you to Bill Karp and Luke O'Callaghan from Barry Plant Essendon/East Keilor, for the great work they did in the selling of Mum's home in Airport West. The communication from them both was great, as well as the work done by the 'behind the scenes' administration, especially Samantha. I was contacted regularly with updates on potential buyers, as well as information on other properties in the area. Both Bill and Luke helped me through the whole process of the sale with absolute professionalism. Bill and Luke were very up to date with the local market, and were able to answer any questions we had - nothing was too hard!! The Auction produced a fantastic result, which I know was attributable to the hard work and effort that Bill, Luke, and the Barry Plant Team put in. I would definitely recommend Bill and Luke for the sale of any property in the future.
