Philip Webb rentals in Mitcham were just brilliant from the start in dealing with. Ever attentive to our requests and realistic in rental rates. PW have their own extensive system online for managing your property and we were very impressed by this. Highly recommend.

Excellent experience

Fabulous Property Management

Needed more responsive manager.
We have not being updated on the progress of the tribunal result. New manager took over and in many cases didn’t get the call after leaving message on her voice mail or l After leaving words with the receptionist.

Great except for On The Move Services
Everything I have experienced with Philip Webb property manager so far has exceeded my expectations. The property manager is well informed, gives prompt replies to queries and is overall, very nice. The property is My reason for taking a start off is their alliance with On the Move. It was communicated on the application that these services were not required but On the Move was still alerted to connect my utilities, ok these things happen. When I spoke to On the Move I ALSO advised them that their services were not required and that I will be arranging them all myself. Then after ignoring numerous further phone call attempts On the Move took it upon themselves to go ahead with connections without my authorization. This is definitely not ok!

Absolutely disgusting, filthy and an agent who just did not care
I collected the keys to my new home on Thursday and was super excited to go and have another look but OMG, the place was filthy. I am still in a state of shock that any agent would find the property I was given acceptable to rent. When I called Phillip Webb to raise my concerns: garden was overgrown, the showers were broken, the property was absolutely disgusting and had not been cleaned, my agent showed no care and brushed off my concerns with a "I will get a plumber out to fix the shower". I understand that everyone has different levels of cleanliness but it took another 2 calls, the final one to agents manager to get some movement on sorting out the property for habitation and then it came down to "we will give you $200 but you have to sort yourself". As I had a moving van booked for the next day and it was 5pm, I rang around friends and managed to get a cleaner in at 9am to start cleaning just to make habitable. 2 cleaners spent 3 hours washing walls, vacuuming, dusting etc. Nothing like ovens or windows. That got the property to a standard where I could move in. I have spent the rest of the weekend with sugar soap, BAM, elbow grease, bleach and so much more scrubbing walls and floors, scouring the oven and trying to get the property to a state where I could move my 6 year old in. In over 20 years of renting across 4 countries, I have never received keys to a property in the state this property was in. I am still waiting for confirmation on when a gardener will arrive to tame the overgrown garden and remove rubbish left behind by previous tenants. I will also need an electrician and a plumber to come back next week as have sent a large list of repairs to Phillip Webb. Honestly, if this was my property and I found out that Phillip Webb had been managing it to this state, I would be firing them and moving elsewhere while seeking compensation as their is no way previous tenants should have had their bond returned. Absolutely disgusting.

Not as good as my previous agent
My previous agent company is acquired by yours. However, my satisfaction drops. 1. Your system cannot send notice to both my wife and me. It sucks. 2. The new tenant is almost asking for house renovation, such as add new smoke detector, clean curtains, ask electricity expert to change bulb etc. You should educate the tenants we are not providing hotel service. The house is what it is for last 80 years. 3. It's your job to tell me which I have to pay and the justification behind it. - Like add new smoke detector, it's a ridiculous request at beginning. Thanks for the follow up explanation after I asked. Still, I have the concern, in the last 80 years, from built to many previous tenants, this house is in risk ??? - Clean curtain as another example. Can you ask tenant to buy some cleaner? I'm like to pay for cleaner. I'm not happy with your solution to ask some expert to clean with very expensive rate!!! I'm scary with the potential the next move of the tenant, new furniture? new gas heater? new house? Overall, I'm not happy!!!
