We had been thinking of selling for quite a while and had built up over time a good relationship with Edward by just seeing him and chatting to him around the neighbourhood. We were really impressed with his knowledge of not only the market (as this is expected), but his level of intelligence on active buyers with specific requirements in the market. Ed sets the benchmark of what an A Grade agent is, and other agents should take note of the way things should be done. On a Thursday night, I called Edward and said that we are thinking of selling…., but only at a specific price. He said if we were serious he could find a buyer quickly and off market, which was our preference. Edward sent the agency agreement on Friday and we had the sale contract drafted the same day. We signed the agency agreement within the hour and there was an inspection arranged the very next day for 8-10 very interested and qualified buyers!! A number of parties inspected twice that same day. Contracts were exchanged in three days following the first inspection. Ed not only went the extra mile to get the deal done, he even had an Uber attend our solicitors offices to courier contracts, he personally spent hours in Waverley Council obtaining Occupation Certificates for us and he fought for every last dollar in the negotiation. It is true that the last $20k or $30K in a sale makes little difference to an agency commission, but makes every difference to a vendor. Ed has an innate understanding of this and the importance of going the extra mile for his clients. Edward came highly recommended to us and we have absolutely no hesitations in recommending him to other potential vendors. I was hoping not to put my house on the market for a few years – planning to move to a retirement village with a c. 5 year waiting list. For medical reasons I was suddenly bumped up the waiting list and offered an idyllic unit. Thus I had to put my house on the market, with haste. I had studied closely the local market for over 18 months, attending many inspections and auctions. I especially viewed the agents at work. I often felt sorry for the vendor(s) if they saw what I did at some inspections. Most agents were polite, but often that was as far as it went. Many lacked enthusiasm or more importantly knowledge of the local market or intricate knowledge of the property that they were representing on behalf of the buyer. These were not in a position to assist the potential buyer. When I had to sell there were two or three agents only that I entertained. Edward Brown of Belle Property was my number one. Ed fought for MY interests. He knew how far I would go but seemingly never revealed that and achieved a result that I am sure both purchaser and I am happy with. By far the best experience we've had, Ed offers a refreshing candor and is motivated by sale price versus just the sale.
