Like most agents, he and his wife (partner) Nicki, also most professional asked me for a "sole agency", as agents do! I refused but indeed then did sign a listing agreement, as is required legally, for an agent to introduce a prospective purchaser! Four days later Mike and Nicki introduced their clients.....whom subsequently made an offer; that was within my guidelines, as the owner. After the usual building inspection report, and finance clause settlement....the property was SOLD. Most professional agents!
