I really wanted to give it a 5 or 4 stars. But there is one major issue. The BDM was fantastic in getting things prepared for leasing. Once a tenancy agreement starts, Chadwick assigns a property manager who is not familiar with the property. I am sure the property manager is professional and experienced. But there is a period of getting to know the property. Before an inspection is done, the property manager acts like a messenger, only passing on requests from tenants to landlords. It probably will be better for the property manager to be introduced to the landlord before the first tenancy agreement commences. There should be at least an opportunity for the landlord or the BDM to go through some key areas such as heating or air conditioning controls and not entirely relying on written reports or even common sense. I am sure Chadwick understand what tenants need in the first week of a new tenancy and what services are expected from landlords. To excel in the property management services, the key is anticipating needs and provide professional services in a proactive manner. The BDM did a great job, if management organized the handing over as suggested, the property manager could have won the the missing two stars.
