Patient, Professional, Hard working, Great Negotiator
Thank you to Robby and partner Welly from eResidential for an amazing sale of my property. I am grateful for the patience shown, as there were still a few months left to the tenancy then, and in answering all sorts of queries and possibilities. I can imagine real estate agents need to stagger tasks as they have clients at different stages of the property sale, and I can say these were managed well by Robby. He just did all the things required for my property as the normal things that he does as part of his profession. Both Robby and Welly were friendly and easy to talk to, and their sales associate Ken was very helpful when repairs/ improvements for the property were needed before the sale. Robby utilised the time well, trying off market sale as a possibility before the tenancy ended, which achieved an expected and good sale price. However if there was no urgency, from experience I would recommend doing basic repairs and improvements (eg. new floor carpet, painting) and going to market, as this resulted in an exponential increase in the sale price. I enquired regarding furniture staging which has become popular nowadays, and liked his idea of virtual staging which was very practical and economical. I did not like the risk of big furniture damaging the fresh painting, and of the buyer’s building and pest inspection report stating things were hidden for inspection. Things moved very quickly towards going to market and home open arrived. The next day was spent negotiating with potential buyers and Robby updating me with the many offers. I believe he would have continued that afternoon working on negotiations and offers if I didn’t stop him. He texted “Happy with that? I am still doing some work”. Yes I was happy, with his patience for the few months leading to being on market, professionalism and hard work in negotiating the great sale price.
