Having recently moved interstate, whilst trying to balance having our property tenanted and selling, we knew we needed a special kind of agent who would exhibit a high degree of communication, coordination and go above and beyond…meet Nathan Shingles! From our first conversation with Nathan it became apparent that he was very genuine, truely cared for his clients and wanted to meet their every needs. I’ll never forget him saying that his phone was always on and could be contacted at any time. I can honestly say that we exchanged numerous texts, calls and emails and he returned all in record time! All in a very professional manner yet we did have some fun along the way! There were many examples but I’d like to highlight two that stand out. Around 5:45pm the day the new owner inspected our property Nathan worked tirelessly liaising with us and also the buyer until around 10:30pm that night when a contract had been signed by both parties. Put that into perspective for a minute, your agent fielded negotiation phone calls, drafted up paperwork, had the contract signed by the buyer, seller and himself with copies emailed to all within a space of 5hrs. This is just the beginning of what Nathan is capable of, The second example (without going into too much detail), was a situation where we were having issues with the agency who was managing our property 48hr before settlement. I called Nathan whilst I was away on a business trip in China asking for help and what we could do to rectify the situation. This was around 9:30am. Within an hour the situation was sorted, Nathan was Facetiming me inside our old property showing me that the property had been vacated and cleaned thoroughly by the previous tenants and the buyer was on the way to complete his inspection. An hour later the remaining balance of the remaining balance of the sale was being transferred and we were back on track to settle.

The agent listed the property at an unrealistic price just to get the listing. He did not follow my instructions and marketing strategy. The property became stale on the market and he entered negotiations with the buyer claiming that he got an unconfirmed verbal offer from the buyer for approximately 120K under the asking price. The property got eventually sold due to circumstances significantly contributed to by the delays for a lower than likely final price originally recommended by several other agents. The agent was pushy, manipulative and confrontational. Pending a likely complaint to the relevant industry regulatory authority upon legal recommendations.
