For several years I have hoped to buy an investment property in Wembley Downs that I could reside in upon retirement. In early July Matt took me through a villa in Wembley Downs that was ideal for my needs. After discussing my plans for a property swap with the bank, I had a clear idea of the maximum amount I could pay for the purchase and the minimum I could accept for the sale of a property in Innaloo. I could hardly believe my luck when Matt called me after the first home open to say he was expecting an offer to purchase to be presented the next day. Sure enough within 48 hours of the home open I had accepted the offer to purchase, which was initially subject to finance, then subsequently waived and became unconditional. With simultaneous settlement in early September the property swap was achieved with a minimum of fuss and Matt's assistance was efficient throughout. Matt's advice about how to negotiate with the vendor a purchase price within budget, how to pitch the sale price and determine the sales strategy to achieve a timely sale result was spot on. Above all Matt calmly and confidently directed my property swap with professionalism and ease, and helped me to fully achieve my desired outcome, with efficiency and timeliness well beyond my expectations.
