I came to Hunt Realty as a rental property owner wishing to terminate my contract with another agent, in terrible circumstances due to that agencies complete lack of professionalism. The transition to Hunt Realty, with the current tenant and issues, has been, whilst not painless, much less stressful than expected. The professionalism and attention to detail exhibited by Hunt Realty, and their efforts to facilitate the tenant issues and exit, is unprecedented in my many years of rental property ownership. Historically I have experienced significant loss where agencies have failed to anticipate tenancy issues, or effectively manage them. I have experienced the gambit of management ineptitude, negligence and criminality and am perpetually disappointed where the ratio of manager to properties negates the effectiveness of the role, especially in the context of tenancy legislation becoming increasingly geared towards tenants rights. Hunt Realty has, thus far, acted with a great balance of professionalism and understanding, competence, effectiveness and attention to detail. They manage a rent roll that is realistic and apply many effective management practices geared towards insuring against potential loss. One example is their very detailed entry condition report supported by hundreds of entry condition photos. My former agents failure in this regard resulted in thousands of dollars of tenant damage not able to be evidenced, therefore claimed. Hunt Realty effectively negotiated my expectations regarding prospective tenants and allowed me to control that process to seek a happy outcome, screening the tenants thoughoughly.
