In my experience, landlords and investors want maximum yield, longevity with tenants, the rent paid on time and home maintenance kept up to date.
Our maintenance and repairs are completed in a timely fashion and to a high standard. Our routine is to check on a property every 17 weeks, providing reports with photos as well as verbal check-ins with owners afterwards. But, I will often drive past the properties we manage while on my way to appointments to double-check on them. I will personally handle all conversations with tradespeople to ensure that costs and the scope of work are reasonable and required.
