Our property was recommended for auction, but passed in and took 3 months to sell. Feedback from buyers was the busy road and been next to church were main negatives. This is something Sue expected based on her industry experience, so we were not 100% convinced Auction was the way to go considering this. The Auctioneer on the day was worst we have seen, had property passed in in less then 2 mins. But we know this is more likely from the him not expecting a sale as well. Once property had price tag to sell privately, Sue was fantastic at giving us feedback and the negotiation process. One other thing was her market appraisal of property. The expectation was our property was going to sell for much more then it did based of recent sales and Sue and her teams market experience. We realise it's only worth what people are willing to pay, we would of appreciated more honesty on our property appraisal, taking in account busy road into the figure. Our property was compared to higher selling, similar properties on much quieter streets. This gave us false expectations that property would sell for higher. After all that, we were happy with Sue during negotiations to get sale through and she was great to deal with. We were overseas at time we picked Sue, think it would of been better for us if we meet Sue face to face to discuss sales, market appraisal details. Would recommend agent for private sale.
