Consequently, he was the only agent who had the relevant knowledge and credibility to advise me what my house was worth and the price I should expect. I found Ric to be a very skilled negotiator and communicator and he was enthusiastic, focussed, polite and professional throughout our campaign. This is the second time I have used Paul Langsam and I will use him again without hesitation. From the outset Paul is switched on - he organised my property's presentation beyond my perception, then opened the property almost daily. We have been exceptionally impressed with Ric throughout the purchase of our new home. We gave Ric very clear criteria regarding the area, floorplan requirements and price range and Ric found us an off-market opportunity (the property had been through a failed auction campaign with another agent). We inspected the property for the first time on Saturday and exchanged contracts 2 days later in a seamless process with limited competition in the current market. Although Ric was very clearly acting for the vendor, he managed to facilitate our negotiations around price, terms and leaseback arrangements. I have been burned by estate agents in the past so always engage hesitantly. Ric went above and beyond for his client, he had an offer on the table which we bettered by a slightly larger offer and he moved heaven and earth to ensure the sale was done at that slightly higher offer even though we had a lot more due diligence to go through compared with the other party and Ric was on the phones until 9pm to ensure we adequately ticked every box for a very satisfactory transaction.
