Young, Enthusiastic But Be Wary
Gin is young and enthusiastic and keen to sell your property but very commission hungry.
Gin tries to force you into a large picture sale board saying Ray White Bundoora will only permit these, which of course is more expensive. Gin is very cagey about her commission charge giving you a vague range of between 1.75-2.2 whereas every other agent (we interviewed 4) gave a straight figure. Gin does work hard and offers "free" home decor improvements, however be VERY wary about her "Incentive" request if it sells above your "dream" price. Your house will sell for whatever price it is going to, no matter what -- if the buyers are interested they will bid. Even when you say no to Gin about the incentive as a condition of Gin being your Agent.... right at the last minute before your auction when you are vulnerable and nervous, Gin again asks about the incentive. She will tell you it's her only wage, that Ray White do not pay their agents a base salary. Gin will also try to make you feel guilty about the other agents bringing their clients who "won't get paid anything for the sale" so they need the incentive for them to be enthusiastic.
You are already paying Gin a set commission, why would you then agree to an extra % on top!! Would you even consider an agent wanting more commission than others?! Gin promises she has a large Chinese database. That does not guarantee their interest!
The Ray White Bundoora Manager does not return calls or ring back when they say they will when it is a complaint.
The Ray White "family" send you a happy email once you've sold asking for feedback. Yet they do not follow up with you when their is a complaint or issue.
Local agents are in reality the best option as they already know of interested parties BUT other agents do not charge an incentive!!
At the end, after your sale, when tidying up the loose ends Gin is very difficult to get hold of.
Think twice about agreeing to an incentive!!!!
