Our Expectation and our experience were not the same
We chose Domenic because the realestate.com.au portal displayed a higher sales record versus others in the market in the area of our property.
The good
1. Marketing material created and marketing strategy were good
2. Dom worked closely with us and provided competitive commission rates
3. Friendly and fast responses (in the beginning)
The bad
1. The original recommended list price was not achieved of 800K. We managed to sell our property because we dropped the price twice down to under 700K. We had to find out from subsequent prospective buyer feedback report on rates, which was quite different from Domenic's initial estimate. In the process it took 4 months to off load the property, instead of the original 2 months.
We would have liked better guidance from the get go, which would have allowed us to sell the property earlier and not paid additional costs and interest on the property. We found ourselves chasing the price down, because as each month went by, the pricing feedback from prospective buyers kept going lower.
2. Communication was a bit slow sometimes, we had to send reminders for a response after giving him the property to handle.
3. The switch over from one property management company to Domenic was not flawless. Property Rates and Water bill was not paid and was overdue, because we expected Domenic's team to ensure that we were compliant with all matters. We had to bring up the matter of Rates and Water charges, which was not on Domenic's team's radar.
