From the start, I knew I had a premium property to sell. While I was preparing the property for sale, I was approached by many agents wanting to handling the sale. These agents presented their strategies and marketing plans with over the top verbose and waffle, one even tried to dampened my expectation in price. Ping came in at the end, called me and we met. At the outset she was forthright, direct and to the point. This I liked, no sweetening sales talk! Her knowledge of the market and her feel for the mood of potential buyers was impressive. She immediately said she had potential buyers and proceeded to arrange for them to view the property, this was done without signing exclusivity or any promise that I would go with her, and the place was still in a mess! This I liked, it was a genuine attempt to introduce my property to the market. Others had mentioned the fact that they had potentials also, but, none had acted. I signed with her after about a week, after we had 4 or 5 parties going through the house. The property sold 2 weeks after that, her performance in reporting each party going through the house on open days was excellent and detailed. I knew exactly who attended the open times and their opinions. I was constantly in the loop. Her hard work in opening the house at odd times to accommodate potential buyers was a testament her her hard working ethic, once calling me on Sunday evening to notify me that a potential had requested a viewing. This was around 7 pm on a Sunday evening! I was impressed! and would recommend her unequivocally to anyone wanting to use her services! Her negotiation skills in the final phase was exemplary and ended with a very good outcome.

Vivian was carefully selected to sell my late mothers' home for a number of reasons; her demonstrated exceptional work ethic, professionalism, knowledge of the local market, proven results, particularly when conducting an auction, and finally her ability to speak fluent Mandarin. Vivian worked collaboratively with me as the property was thoroughly prepared to be placed on the market. This took a few months, as the circa 1988 house needed some TLC. Finally, we were ready for the important last step of staging, which was carried out superbly Georgia and her team at Designs to Inspire. During the campaign, which was only 3 and half weeks, Vivian kept me informed at every step of the journey. In total, we had 70 groups through the property during that time, which was a fantastic outcome and a fitting reward for Vivian's tireless efforts in marketing the property during those 24 days. Vivian had chosen a mid-afternoon auction and a crowd well in excess of 100 turned up to witness proceedings. Vivian had ensured there would be around 5 active bidders at the auction. Finally, the gavel fell at $1,030,000, which was a fantastic outcome for the property. This amount was 80K higher than my forecast of $950K. As Seneca the Younger wrote 2000 years ago, luck occurs when preparation meets opportunity. There is no doubt in my mind had we gone with another agent and company, this result would not have been achieved.
