My partner and I have bought and sold four properties with with James Smyth and his team at Smyth Estate Agents. They say the best business is referral business and my experience with James, his sales colleague, John and the team at Smyth Estate Agents has been nothing short of exceptional. I had the experience of discussing my potential sales with other local agents. One such (unnamed) agency is quite large and, on face value, appears to have a high volume of successful sales. However, a closer analysis of some of those sales revealed that the prices achieved did not appear to be the best they could have been. I also had direct experience of the same agency under quoting and over quoting, in that the price I was quoted that they claimed they could achieve for my property was 'inflated' in an effort to get my business. I also saw the same agency 'underquote' to potential buyers in order to attract interest. This had the effect of artificially raising buyers expectations that properties may sell for a lower price, when in fact the properties sold for much more, which led to buyer frustration and disappointment. In contrast, James was conservative and realistic in his price guide. He provided a starting price to potential buyers and gave me a price range. During the sales process, James consistently advised that his aim was to achieve the best price possible for my properties. He assembled a thorough package of information on other sales in the area and market trends and then presented the information in such a way that enabled me to understand the basis for his appraisal. My properties were located in Freshwater and Manly. James has resided in the area for a lengthy period and his knowledge and familiarity with the area was obvious and of immense benefit to myself and I'm sure to buyers. I have also purchased a property through James, during which he also provided a high level of customer service and sound advice.
