At the beginning of my transaction as a buyer, I found Brad (the vendor’s representative) to be responsive and professional. However, one week before settlement, my experience drastically changed. I was confronted by an angry and extremely unprofessional agent who levelled accusations at me without checking his facts, simply acting on misinformation provided by his vendor. In front of both myself and the tenant, Brad proceeded to berate me, making inappropriate comments and raising his voice in a manner completely unbecoming of someone in his position. The behaviour I witnessed was not what I would expect from a professional agent, nor would I ever consider hiring him to represent me as a buyer or seller. I have made my views clear to one of the directors of the franchise. In over 30 years of buying and selling property, I have never witnessed such a display of an agent overstepping their professional duties. The situation was further exacerbated when, during the final week before settlement, Brad emailed my lawyer in an attempt to deny me my right to a pre-settlement inspection — an action that I considered the final straw. I will never use the agency Brad works at because this sort of behaviour is not one I would want a buyer or vendor to experience. If I could give zero stars I would. On a brighter note, despite the challenges, I was able to successfully purchase the property at auction. Not a single other bidder, not even a neighbour, attended the auction, and I secured the property for over $120,000 less than what the vendor had paid just four years earlier on a long settlement with a small deposit.
