You should use Xceed only if you want to maximise your losses as a landlord. Their list of service failures was unparalleled in my experience. In failing to follow their own processes, my property was vacant for months. There was no internal communication or continuity. Their team approach to property management was, in my experience, an advertising fiction. It will take years to recover the lost rent and the excessive expenses. My experience in two words of this firm is 'uncaring conceit'. I regret the decision to appoint them.
