In all my dealings with Aaron he was pleasant and polite however the information my partner and I were given throughout the process of purchasing our property was misleading and at times blatantly dishonest. We were given the opportunity to provide a formal offer and told that if there were counter offers we would be completing a private auction offsite (at the Hodges office). We were also told that we were the 'front runners' implying that we had submitted the highest offer. We later became aware that we were actually the only ones that submitted an actual number and that the auction would be held at the property with all parties in the same space. In the lead up we were still told that the auction would be private however the auction ended up being open to all and was even listed on the property listing online. We were given different information throughout the entire process despite Aaron being aware that this was not the plan. Although this would seem like Aaron was doing his best to get the best price for the sellers I don't believe he needed to mislead us the entire time. Once we purchased the property we requested 120 days settlement which we had already confirmed with Aaron a few weeks prior. He told us he had let the vendors know and that this would be ok (this was essential for us with a lease ending and a holiday booked). When we went to sign the contracts Aaron appeared hesitant to select 120 days and said he would have to 'check with the vendors first' implying that he had again mislead us previously when he said he had checked and confirmed that this was acceptable. As this was a few months ago I am unable to remember further details, however there were more instances throughout where we weren't told the truth. Overall this was quite an unpleasant experience for my partner and I and we will not be using Hodges Ascot Vale again to the best of our ability.

With our property, we were essentially 'flipping' soon after settlement, due to a change in circumstances. From other agents, we were presented with options that ranged from 'a big loss' to 'only a little loss'. Aaron was confident that he could get on the upper side of break even/profit in what is (late 2019) a warming but still underwhelming market for vendors. With a few tweaks of our campaign over a 6-8 week period, Aaron successfully sold our property on a short settlement at a price that we broke even on (including marketing, legal and agent fees). To us (fairly experienced in the property market) this was an excellent result and we're very happy. Aaron will go the extra mile for you. He'll come to see you, give you honest updates and suggest constructive changes to your strategy. He won't down-sell you, instead working with you to achieve the outcome you're looking for.
