I'm 83 years of age, single, and was living alone in an apartment where I had been for over 25 years. I met Charles in a chain encounter perhaps 6 or 8 years ago. No mention was made of a sale except that he indicated that he was always available if I needed him. He may have contacted me every 6 months or so without ever mention of a sale. Later in 2020 it was decided that I was going to have to move to smaller quarters in Merimbula. I arranged for Charles to come and see me at home one Saturday afternoon and put to him that I wanted to negotiate the sale of my house, minimum fuss, all questions asked and details settled there and then, I sign the preliminary contract, settle the date of the auction and go to it. This indeed happened and despite that I had a spell in hospital all was done with no fuss. Charles organised all of the secondary suppliers and had the preparations done on time. He supervised all of the "open house" gatherings personally and made sure that no person was left without an answer. His expectation was $590,000 but he was confident of $650. Clearly he had cultivated the right potential buyers because he ha 3 buyers arguing the last individual dollar. The auction sale price was $722,000
