Donna has won awards for her auction clearance rate. We thought this was predictive of achieving a good outcome with her agency. BUT we failed to consider just HOW this auction rate was achieved. The RIGHT questions were "How many sales were UNDER reserve?" and "What tactics did you use to get the vendor to accept such a poor result?" When we signed with this agency, everything looked slick and professional. But as Mike Tyson said, "Everyone's got a plan - until they get punched in the face". Sure enough, auction day was another story. We were told "people that want to buy in Carrington want a CHARACTER home" - not our 5 year old, superbly-built, luxurious home in as-new, display home style and condition. We found Donna avoided answering questions and would resort to ridiculous flattery and unfounded enthusiasm instead of engaging in a professional manner. Then she would simply change the subject. Bottom line was there was only one, very mediocre horse in this race. Once this buyer turned up, it seemed the agency never seriously looked for others. It was never going to turn out well for us as vendors. On auction day we were told our home would have sold for $2.5M six months prior but had (magically) dropped $650K in value in that short time. We were berated angrily during the auction that, at $100K below reserve, this buyer was already $90K over his limit. Which poses the question: What was he doing at our auction? But the substantial financial hit we took paled into insignificance compared to the furious hounding, browbeating and coercion applied by Donna in conjunction with the auctioneer. Clearly just another day at the office for Donna - but we were genuinely in shock and filled with horror. Clearly her commission, and getting the auction over with, was all important. Everything done at the auction was done to secure a bargain-basement price for this buyer and we were treated with complete contempt. Wish we'd had the benefit of being warned about this agent!
