Recently my wife and I decided to sell a unit in Manly that we have owned for going on 20 years. We've retired, left Sydney and are looking at investing in our new local community. The problem was we had a tenant and we had agreed to extend the agreement another 12 months, which is not good planning but that is how it was. Normally a tenant may not be so much of a problem but our tenant's furniture had outgrown the unit and it was not in a presentable state for an auction. Cunningham's Matt Cleland decided to act as our agent and approached the tenant with some trepidation. Matt initially had some reassurance that perhaps the tenant was looking for a new home, having had a recent addition and the rental market being in their favour. However, months dragged by and then the tenant was visited from overseas relatives, which included their taking a vacation in Queensland. Things were not looking good and we had resigned ourselves to a 2018 sale, after the tenancy had expired. This is when Matt came to the fore and asked if he might go directly to investors and investment agencies, obviating an auction later in the year or early 2018. We agreed and with in a few weeks Matt had found an investor who wasn't bothered so much that the unit was tenanted and were willing to wait a few months before they started a renovation program. So in a nutshell Matt's lateral thinking satisfied everyone and saved the extra expense of an advertising and an auction, not to mention a few extra months investment of funds elsewhere on our behalf.
