I chose Sam Buchanan as my agent as I had a previous positive experience with another Independent agent, Margaret, when I sold my property in Melba in 2008 & bought this property in Charnwood. Sam was very approachable and knowledgeable about the market. He spent considerable time with me in pre-sale discussions and encouraged me to raise my expectations about the value of my property and what it was possible to achieve with well-targeted marketing. I chose to use the incentive commission structure, following discussions with Sam and my son in Albury. I'm still not sure if it was the best financial option for me, given that my home sold for a considerable amount in excess of the base price we'd set, before the incentive structure kicked in. What matters is that a good outcome was achieved for both Sam and I by his hard work, his interaction with possible buyers on Open House days and his follow-up. While the sale process went smoothly, there were a few bumps in the road following the sale and exchange of contracts. I found this very stressful. Sam was at pains to explain the complications relating to the deposit to me in writing when it became obvious that my buyers would not give permission to release the deposit prior to settlement. In retrospect I should have asked questions about the post-sale process much earlier in the chain of events but one doesn't always know the right questions to ask. I would like to thank Sam Buchanan most sincerely for his dedication to the job of selling my property and achieving a premium price for me.
