Tough Market? You Need a Tough Agent. Owen and the team at Place Sunnybank sold our home in one of the most difficult market conditions we had seen in Brisbane in July 2026. We sold our Queenslander through Loyle earlier this year while preparing to relocate overseas, and Kathleen Luck is the reason the process never ran away from us. Kath led the initial pitch alongside Natalie, and the difference was obvious within about ten minutes. Other agents arrived with a number designed to win the listing and a folder of comparables to justify it. Kath arrived with a point of view — direct about what our home was, who it would appeal to, and what it would take to get the right person through the door. No flattery, no theatre. If you want an agent who tells you what you want to hear, Kath is not that person, and that is precisely why we signed with her. Her handling of our expectations was the clearest example. The market was considerably slower than the year prior, and rather than let us anchor on what our street had achieved twelve months earlier, she put the conditions in perspective and moderated our price expectations honestly and early. What impressed us was that she did it without a hint of negativity. She was not talking us down, she was pointing us at the right strategy: quality of interest over volume, and finding the buyer who would value the home the way we did. It was exactly the right call. She is relentless in protecting her clients' interests, holding the line on what counts and staying pragmatic about what doesn't. This was not simply an asset to be moved on for us, and Kath understood that without our ever having to explain it. There were complications along the way and a departure date we could not move, and there were points at which we were rattled. Kath never was. She would take the call, listen properly, tell us plainly what she thought, and by the end of it the problem had shrunk back to its actual size. The campaign ran a fraction of its planned length and finished well above where we had recalibrated to. We recommend her without hesitation.

Natalie was the lead agent on the sale of our Brisbane home and the single biggest reason it went the way it did. Nat owned the relationships with the key prospective buyers throughout, and she personally originated the offer we accepted. That is the part we would underline for any seller. We had planned a four to five week campaign culminating in auction. The response over the very first weekend was strong enough that we had multiple competing offers almost immediately, including one that exceeded our expectations, and we moved to a private treaty sale in under ten days on market. Our buyer did not wander in off a portal listing — Nat knew who they were and brought them to us. Her attention to detail is exceptional. Nothing was dropped or left to chance: every follow-up happened, every piece of buyer feedback came back to us, and every question got a real answer rather than a reassuring noise. When you are selling while packing up your life, that reliability is worth an enormous amount. We stopped double-checking early on, because there was never anything to catch. She also has a strong sense of style and used it, guiding how the home should be presented and how each space would read to a buyer walking through it — with the judgement to know what to change and what to leave alone. Nat is also lovely to deal with: approachable, easy to talk to, no jargon and no salesmanship, and very much a no-nonsense operator who rolls up her sleeves and does whatever the situation actually requires. Where she stands apart is the vendor relationship. Selling a home you have loved is emotional, more so when it closes a long chapter of your life. Nat has terrific bedside manner. She read the room, told us the truth even when it wasn't what we hoped for, and built trust until we simply found ourselves taking her advice. That trust was completely earned. We would work with her again in a heartbeat.
