Pat was the only agent I spoke to who described how he would vary his negotiation strategy depending on the pool of interested buyers and the offers received. He was able to articulate how he would get me the best price for my property in a range of circumstances. This was the main factor that differentiated Pat from other agents competing for my business. This, along with Pat’s track record of delivering high end sale prices for other clients were the two main reasons why I chose to sign with Pat. I found Pat to be extremely diligent and detail focussed. As an example Pat had the photographer return to retake photos when the weather conditions were more aesthetic, at no charge. He provided great advice on how to best present the property for sale. Marketing was excellent as a result - the quality of the photos and videos were superb. Pat worked harder for me than any agent I have encountered before. He ran four home opens in the first week and kept me well informed on the buyer interest and feedback. Many of the offers on my property were subject to sale and Pat took the time to inspect the properties of the buyers so he could provide feedback on the strength of the offers based on the likelihood of the each buyer selling their property at their desired price. Pat negotiated with all potential buyers (not just the higher end ones) to maximise the offers I received. He was excellent at discerning buyers capacity to increase their offers and extracting the maximum value from the buyers. Pat provided expert guidance and advice throughout the sales process but was also receptive to incorporating my preferences for marketing, negotiating etc. I was extremely impressed with Pat, would definitely use him again and would highly recommend to others. Most importantly, the sale price Pat achieved exceeded my expectations.

I sold my property in May with four appraisals Samantha came up trumps. I viewed a similar unit she had on the market and was so impressed with her market knowledge. After discussions we had everything in place to sell and a pressure of my overseas trip added into the time slot. Beautiful photography done Samantha rang to say she had a couple to view before going on website. The outcome was wonderful stress free and she secured top dollar for me. There were so many hurdles during the contract process with delayed construction beyond anyone's control, yet at everyone obstacle James was able to find a solution while even still improving to bottom line at the same. The man knows his development and he certain knows sales, but his ability to draw from his commercial acumen and always seems to know when to pivot just at the tight time, that was outstanding.
