Phil has once again exceeded my expectations resulting in the purchase of a development site that would have seemed pie in the sky just one year ago. As I had sold two properties during the height of the pandemic, I was extremely motivated to purchase again before the market shifted. I quickly found out the type of property that met my criteria were few and far between with plenty of competition. After narrowly missing out on two properties at the end of the year I was fearing the worst but then one more popped up albeit out of my price range. With the market heating up I spoke with Phil and we squeezed the lemon so I could at least try my hand at auction. By some stroke of luck, the auction was passed into me but there was still a long way to go. As my bid was at the high end of my range, I had little to bargain with. What ended up getting it across the line was offering a 30-day settlement. This was pushing it a bit but as I had pre-approval, I thought this would be fine. (Phil had told me to do a 60-day settlement). I found out the following day that the bank had cancelled my application due to a clerical error. All documentation would need to be resubmitted with a three-week turnaround the week before Christmas. With the two-week blackout period over Christmas and New Year’s this didn’t bode well. There was a very real possibility of losing the deposit and the property. Long story short Phil came in to the rescue. He wasted no time getting the bank to admit fault and pushed them to bypass the usual channels to have my application fast tracked. The finance came through on time, the property has now settled, and I couldn’t be happier. This was a very unusual situation and one where the banks don’t like to admit they are in the wrong. The outcome could have been very different, let’s just say I am very grateful to have Phil as my broker.
