I am very glad to have my property manager, Robert Ljubic to look after my investment property. I am highly recommended him to you. Here is my story to share with you. I appointed Robert prior to my property settlement. Suppose I had property inspector to help me for pre-property settlement. Unfortunately, the inspector was unable to come on time. At the end, it left me and Robert to do the pre-settlement inspection by ourselves. On top of that, the vendor agent, Gavin from McGrath Manly, never be helpful, because he only allowed us to inspect the place for less than 30 mins. After we checked the things within the house once, if I wanted to go back and have a look again. Gavin from McGrath simply locked all the doors before i could access again and gave me the excuse that he had to leave soon. The whole team from McGrath Manly was unbelievable and ridiculous. Once the contract exchanged, they were never being helpful and flexible. I even could feel they had something to hide. I was very fortunate to have Robert with me. He used his skill and knowledge and guided me how to check the stuffs, and walked round together and make sure everything was ok. Robert even asked me to test all electrical appliances whether they were working, and check all the water sink whether they were leakage. Finally, we identified the faulty rangehood. Guess what the vendor agent, Gavin said?! He said "You buy what you have on the contract. The rangehood was never bother to the vendor." How irresponsible?! Robert suggested me to take some photos and let my lawyer know about it and seek for legal advice. At the end, my lawyer managed to withhold $1,500 from the vendor during the settlement. And Robert spent lot of time to deal with the people from McGrath. Until lately, we managed to change the new rangehood and McGrath just released the funds back to me. From my experience, Robert demonstrates his professionalism. He is one of the most responsible and reliable property manager.
