Extremely happy with James professionalism & sales experience. He saw the value in our home, being on an acre with many sustainable attributes that other agents just didn’t get. He spent the time with each buyer showing them the attributes of our property. He was never negative but did provide buyer feedback. We could tell by his enthusiasm & easy going nature that he would provide a positive experience of our property with each buyer. To his credit he sold our property in the range he quoted & within a couple of weeks. I wouldn’t hesitate recommending him. He is an agent with the knowledge of the market, with an exceptional work ethic and a personality which endears him to everyone he meets whether it be vendor or purchasers. Do you research & look at the houses he has sold & prices & you will see that he is the best agent in our area. If you don’t want your property to be under sold & you want a fantastic agent then James Merchan & his team are the agents to use. I did stage the house myself & spent a lot of lock down painting & preparing the property for sale. I would recommend any seller to take the time to present their house in the best possible way, then leave it up to James & his team to showcase & sell what is one of your most important assets. The team at Impact know how to market a property authentically - every one we visited was a true reflection of what we saw online. And if we weren’t sure whether to make the journey down to view something, all we needed to do was call and we were given an honest point of view. It was easy to build a relationship with John, Ronnie and James through phone calls, texts and face to face viewings. They gave us the heads up on our now home and have made it really easy to view, make an offer, close the deal and arrange further viewings. We also feel confident in schools and facilities in the area, no question was too much for them to answer. I really couldn’t recommend highly enough. This team are the least sales orientated estate agents I’ve ever met. A true delight to work with.
