We first met Lauchlan on the day our offer was accepted post Auction. We were a bit a gun shy at Auction and Lauchlan approached us after to better understand our level of interest. After another inspection and after Lauchlan gave us some valuable time for us to gather our thoughts, he helped negotiate our offer with the vendors. All in all it was a stress free, unpressurised negotiation- even though our deliberations and negotiation were delaying Lauchlan for his next auction, we never felt pressured. Once our final offer was delivered, both the vendors and ourselves took some time to think it over. About an hour later we received the call our offer was accepted. Lauchlan Waterfield came highly recommended by a close friend who had engaged him as their sales agent. We spoke to Lauchlan at midday on a Friday and by Monday morning we met on site and within 24 hours our South Yarra apartment had been styled and was was ready to go on the market. Lauchlan has an amazing stylist who made herself available the following day and had a great eye for the properties requirements. Communication was free flowing and nothing was overlooked in the process which can be a little stressful for a seller. We had great advice and as it turned out both myself and my friend sold our properties within 2 weeks without the need to go to auction as we were both happy with the negotiation of price. James was lovely and accomodating but I have a few suggestions that I think would be helpful to prospective buyer that are not a reflection on James. I think the basic information on what you need to do to prepare yourself when buying a property I.e. what to look for, things to ask the real estate agent, what to test when viewing the property for settlement and even what utilities you need to organise and when. Often I’ve had to ask friends who have been through the process themselves as none do this information was readily available. Secondly, I am a bit disappointed that I’m finding out about a leaking sink and power points that don’t work in the apartment and the fact that the hot water system last only 5-7 minutes. This information should really have been shared.
