He described his auction strategy in detail, so that I had confidence that he had thought about what might happen and could deal with any contingency. Having never sold a property before, we did not know what to expect but Daniel made it easy. He took the time to explain the marketing strategy in detail describing what would happen and the results we should expect. All the way through the marketing campaign he was easy to contact and addressed all of my questions and concerns thoughtfully and in detail. My husband and I approached three local real estate agents to see how they all compared and get an estimate on what our investment property was worth. All were relatively similar in price. However, we choose Daniel as we thought he was the best agent to sell our house, as although it was opposite a train line the property had many desirable features, Daniel saw its potential. Also, Another reason was that Danirl was the only agent to touch base from time to time and he also assisted in renting out our property. With time on our side, Daniel guided us through renovation ideas, he set us up with an amazing professional renovation team that I cannot speak highly of (this being my fifth renovation, so I know good tradesmen). We were thrilled with the end result. And I decided to style the property myself, Daniel trusted me with my ideas, which meant a lot. We had an overwhelming response to our campaign, which on the day of auction unfortunately didn't reflect in the bidding. Daniel knew what was holding our potential buyers back and he recommended we pass in and wait things out. Which we did, and the outcome was successful. We had a further five attractive offers within a few days thanks to Daniels sales skills. Although I had never sold a property under auction conditions, this experience has taught me it's extremely important to choose an agent that has extensive sales experience. Passing in a property means more hard work for them, and that is what sets Daniel apart from the others, he was not scared of the challenge.

We were very happy with Daniel's professionalism through the sale process. We are overseas and it is always a concern when you are away and trying to sell a property. On the actual auction day my Husband travelled back to Melbourne, Daniel's negotiation with perspective buyers after the action was great and he did not back away from trying to get us the best possible deal. When I first met him, I had the house rented through Beggin and Scott. I told him my reserve price on the property and asked best way to achieve it. He did put me under the impression that the property should achieve about AUD$200,000.00 more than my reserve. By the day of the auction, the property costed me about AUD$15,000.00 to have it ready for the auction. At the auction day, there were not many people, during negotiation after the first round of auction where the property achieved AUD$100,000.00 less than reserve, one person who was betting stormed inside the house wanting to know what is the reserve price, Ken and the auctioneer kicked him out, they started after auction negotiation with someone whom they know personally who was betting for someone else whom happen to be in Queensland at the time, it seemed to me that they have dealt with the same person few times before, I was put on the spot let the property go for AUD$50,000.00 below reserve, I did not want to go through the hassle of time wasting and spending another AUD$15,000.00 and play with the unknown, I did let the property go. The person who was betting for someone else knew that the reserve price is 1.2 million but on the auction day doing the negotiation after auction, Ken and his colleague the auctioneer put me under the impression that take 1.15 million or this guy is gonna to walk out and I am on my own. I still have 5 strata titled units in Brunswick to be sold in 2016 which I promised Ken to have the 1st option as a selling agent, after what happened in Richmond, I will not touch this guy with a stick as I believe AUD$50,000.00 is a lot of money to sacrifice with all the bad feeling which comes with it as I feel there was a combination conducted against me at the time. For nearly 6 months now I have been getting request to rate Ken Griffith, I have refrained in the past 6 months but now decided to put it black and white simply because I don't want the same thing happen to someone else.
