The sales campaign began at the end of February. This followed our initial meeting with Suraj Samaranayake where we discussed our expectations in what was a softening market. We had already moved out to our new home away from the suburbs and we had left the property dressed for sale and with some great styling advice from the team at Boutique, they created quite spectacular photos and video to present to prospective buyers. Because we were not living at the property, Suraj was in effect our "caretaker". Suraj is trustworthy and hosted the opens and some private viewings and reported back frequently and promptly with feedback. We were all very happy with the many groups coming through although offers from serious buyers did not come through until the 3rd or 4th week of the campaign. This was indicative of the market at the time and although the final offer was below what we had expected had we had marketed several months prior, we were happy with the outcome. Suraj's explanation of the current market and the many factors which drives it, only reinforces our opinion that he is experienced and has expertise and sensitivity. I found Suraj to be professional, knowledgeable about the area of my property and a good communicator. The property was going to be sold by auction. He seemed to have a good prospective clientele looking to buy homes in the area. I got a message from him within the first week of advertising and we met to discuss offers on the property. In November last year we had a serendipitous conversation with a representative of Boutique on the front lawn of our home. Jake was letter dropping and canvassing our area in North Dandenong. This came at at opportune time because we had started making plans to sell our properties and downsize in preparation for retirement. Soon after we arranged to meet with Suraj and Jake to discuss prices of homes sold and looked at comparable sales and discussed what prices we may be hoping for. We found Suraj to be professional and courteous and took the time to listen to what we wanted. We were very impressed by the written appraisals we received a short time after our initial meeting. In April this year we determined it was time to market our investment property in Springvale and so contacted Boutique to begin the campaign. Suraj was aware that the campaign had to be treated with sensitivity given that our property was tenanted by a long term tenant and family friend and that we were looking for a specific type of buyer. Suraj and his team liaised between us, potential buyers and our tenants with courtesy and respect. We had regular updates and feedback after each open for inspection and after only a few weeks we accepted a favorable offer from a buyer with an intention to secure the current tenants with a new lease under their ownership. This transition may not have been achieved without the professionalism and respect presented by Suraj and his team. A win, win situation for all concerned. We will not hesitate to engage Boutique to market our current residence in North Dandenong when we are ready to sell in the next couple of months.
