We were nearing the end of an exclusive agency with another agent whose strategies were unable to generate offers after nearly 3 months. For our second agent we chose John after talking to a number of agents in the area. We noticed that John's properties were usually sold within a short period of time and they were ranked higher in the listings for real estate. com due to his strategies. His marketing costs were about the same as our first agent but John's marketing allocation is well spent on more effective strategies. Whilst John's commission is a bit more than other agents we always felt he was always working hard to position the property effectively. He was able to obtain multiple offers within a couple of weeks, and we felt the market was tested as much as possible to get the best result for us. John also made sure he was there at building inspection and attended to requests from the buyers as well to ensure things went smoothly. With our first agent we felt we doing more of the leg work.
