People often say that selling a home is a stressful experience. However, recently auctioning mine wasn’t, largely due to the professional skills displayed by a highly experienced and ethical estate agent, James Haywood. I did not attend any of the Saturday or Wednesday 'open house inspections'. However, I know that James prepared meticulously for each of them. James provided me a “Weekly Update” written report in 4 or 5 pages in an A4 folder, and explained aspects of interested prospective buyers particular interest/s. Setting the correct ‘guide price range’ proved vital. If it is set too low, offers will come early, but not for what a seller is hopeful for. If the ‘guide price range’ is set too high, potential buyers will look elsewhere. James provided details of three nearby properties within a couple of kms of my home for me to inspect to better understand where the market was priced at. That helped me, because like a lot of sellers, we tend to think that our home is worth more than the ‘guide price range”. I was very pleased with the market knowledge and professionalism that James Haywood displayed in the recent auction sale of my home at Freshwater.
