This is what we wanted in an agent. Someone who worked for the sellers but also respected the buyers. When selling our home, Robert understood that we were a busy family and always made sure that we knew well in advance the plans for the week. He kept us informed at all times and after each week provided us with a report on the open house and his follow up calls to prospective buyers. Before you decide to sell your property you must have done your homework and decided what your property is worth. Do this by looking up what similar properties recently sold for in your area not by the asking price. You may decide that your property is not going to fetch your asking price and that it may be better to wait until things turnaround. Once you have decided to go ahead work out what commission you will pay with a sliding scale based on the sold price. You should have this in writing with your agent. Your marketing costs too should be well understood e.g Realestate.com.au are 3 times the price of Domain and may not be worth it for the long run. Make these decisions before you engage an agent. Your agent should be motivated, punctual and well presented. Expect that he or she communicates with you at least twice a week during the selling phase. I chose Elliott Dean because he kept in contact way before I had even considered selling. I admired his ability to keep at it, his personality and understanding. In the end my buyer knew Elliott from previous real estate dealings.
