We had met Robert at a number of open houses when we were looking for our new home. He was down to earth and spoke honestly about the properties and the market and he always followed up within a day or two and never tried to talk us into putting in an offer on a property that we weren't interested in. Before you decide to sell your property you must have done your homework and decided what your property is worth. Do this by looking up what similar properties recently sold for in your area not by the asking price. You may decide that your property is not going to fetch your asking price and that it may be better to wait until things turnaround. Once you have decided to go ahead work out what commission you will pay with a sliding scale based on the sold price. You should have this in writing with your agent. Your marketing costs too should be well understood e.g Realestate.com.au are 3 times the price of Domain and may not be worth it for the long run. Make these decisions before you engage an agent. Your agent should be motivated, punctual and well presented. Expect that he or she communicates with you at least twice a week during the selling phase. I chose Elliott Dean because he kept in contact way before I had even considered selling. I admired his ability to keep at it, his personality and understanding. In the end my buyer knew Elliott from previous real estate dealings.
