My current and recent property managers, Francesca Rogers and Juliann Blackwell are and have been fantastic, are on the ball and provided attention to detail regarding the management of my property. I highly value this excellent level of service as well as their professional advice on promptly resolving matters regarding tenant issues and the re-leasing my property. Having good communication and a good working relationship on both sides is important. I am extremely satisfied with their high level of professional service. Previous property managers have also been great, though there has been issues with the transfer over to new property managers and lack of clear notice / communication. This issue was previously discussed with management.

When a long term tenant stopped paying the rent, Magdalena was able to guide us through the intricacies of initially trying to help the tenant with a payment plan. Finally we had to resort to court orders. Magdalena is still trying to get the bond back from the previous tenant and recover some of the losses through our insurance. Then she guided us through the required repairs to get the property to an appropriate level for the next rental. We a got a new tenant quickly...but they are the epitome of "tenants from hell". She is guiding us through that at present.

Edison McGrath manages three properties for me. They have always acted in a professional manner, especially with the rental inspections and bond inspections ensuring the owners interests are well looked after. They also have a very good accounts reporting system that is clear and concise. There have been a few changes of property manager over the past couple of years but suspect that is the nature of the industry. However, each new manager brings in a high degree of enthusiasm. Edison McGrath has a good list of quality contractors they can call on if urgent repair works are required. They also have a good handle on the local market and come up with realsitic rental expectations when leases are up for renewal which is of great benefit to the owners. I would not hesitate to recommend Edison McGrath for property management.

We employed Magdalena's services to look after 2 Dunsky Pass, Secret Harbour and her first task was to evict a particularly unsavoury tenant who was not taking much notice of outstanding rent or unpaid water bills. Magdalena communicated with the tenant on several occasions and gave them the benefit of the doubt that they would make good on their empty promises. She then sought legal action and appeared in court on our behalf in order to evict the tenant. Only after a court order did the tenant actually leave the property. We then spent several months cleaning the property. Magdalena provided a lock box with a spare key for the trades people to use. After it jammed, she provided a second lock box. She also personally and professionally installed a ceiling vent in the property. When the property was ready, Magdalena organised photographers and advertised the property to rent. It took 2-3 weeks to find viable tenants who have now signed a lease to rent the property. During the entire ordeal, Magdalena acted professionally and proactively to firstly evict the tenant, then to assist getting the property up to standard and finally to find a new tenant for the property.
