The valuation of the property by Joel was higher than by a different agency a day earlier, and a few months earlier by a qualified property valuer. However, his proposal for marketing made a lot of sense. We signed the agency agreement mid December, knowing the real marketing campaign will begin in January. It was a most pleasant surprise when just a week after advertising started, and a few days after the one Open House, Joel informed me about an acceptable offer, contracts exchanged, deposit received, house sold. Joel was extremely helpful in advising us how to get property ready for sale, in spite of knowing we might not be ready to sell for a few years, including several good ideas re improvements. When we were ready to sell Joel, knew the market well & guided us to realistic expectations for the value. The marketing/inspections/selling process was slick & professional. The process after sale was not quite as smooth. Noting that it was over the Christmas period so difficult, would recommend including in the initial information pack a summary of exactly what the process is after sale, including timing of final inspection pre settlement etc as we were unsure what our obligations & buyer expectations were to ensure there was smooth settlement. I would recommend Joel to other vendors.
