James had an initial phone call with me around 5:30pm on a Tuesday night, and he listened attentively as I explained my situation. Base on my explanation, he encouraged me to have look this house because this house is meeting my criteria as well as within my budget limitations. So James been stay in the house and waiting me from 5:30pm until 6:45pm because I took so long on the road. When I first meet James I noticed his calmness and that he really seemed to be a good listener. The house that he encouraged me to see is just what I want, He did not waste my time with home that were out of my price range or not in line with my needs. From the beginning and throughout this home buying process, James was always on top of it. He patiently and knowledgeably walked me through any questions I had, no matter how big or small. I found James to be a highly attentive agent, almost as if I was his only customer, although I know that was not the case. He returned all phone calls and text message very quickly. Because I am doing afternoon shift and finish my work at 10pm, James still reply to my message which I send to him after work. I never felt neglected or unimportant. I am pleased to recommend James Holvander to anyone looking to buy or sell a home. We asked 7 agencies through our house, each time we were left feeling unsure. Our first impression of James & Alexandra was outstanding. Professional, polished and completely capable, it was a welcome relief. We met two outstanding agents who were accomplished, told us the real deal and never gave us spin or hype about the house. Once we had spent some time with James & Alexandra we knew we were in good hands. It’s a hard thing, giving your house to an agency to sell. It requires trust, a strong sense of direction, and shared outcomes. Never were we in doubt about where we stood at every step of the way. Clear communication, completely transparent feedback and really ho nest styling advice for the house. To say our house was ‘challenging’ would be conservative. We had some stand out features and also some fairly obvious downsides. As we pointed out these positive and negative features it was clear from the get-go that First Meridien knew what they were doing. Challenging, yes. Impossible, no. From the minute we signed our contract is was a smooth process. They made every effort to showcase what we believe is a fantastic home. No energy was spared and we felt James & Alexandra went above and beyond for us. Both agents are punctual, smiling (even on 40 degree days) and were genuinely excited about what our home had to offer. And speaking of offers ... we were stunned. Thrilled. For what generally seems like an absolute nightmare of a time we had nothing but smooth sailing in the sale of our home. We found a new property that we loved, spoke to 3 agents who all had varying idea's on the probable sale price of of property and then chose the agents we hoped would do the best job. We sold for 9% more than the most pessimistic agent valued or in dollar terms $80,000 more. Professional, polite and capable are words that spring to mind. I was more than happy with the service provided by First Meridien - James & Alexandra. Although I did a lot of research myself for up to 8 months, I could see that Meridien was certainly standing out far more than their competitors. I agree it also has been a strong market as well so didn't feel I would have a problem selling the home anyway. When I met with James and Alexandra I felt comfortable. Their brochure package looked professional. Meridiens communication via letters added a nice touch which I really liked and no other estate seemed to be doing this. At all times they were in constant contact to keep me informed, I never had to chase them to see how everything was progressing. Although, Negotiating the sale could improve I feel, I just felt that Meridien maybe struggled a bit to please both sides of the sale. I believe this could have been because they are passionate about the business they are in and that they would have wanted the best outcome for both the seller and buyer. Overall, I don't believe you would be disappointed if choosing Meridien as your estate agent, they do care is what I saw and felt.
