I went with Diane purely based on a recommendation of a friend. My settlement process was a nightmare with several issues and delays. Diane was a champion guiding me through it and advocating for me. Even before getting that far she helped me out so much with getting the place ready for showing. Helping me out finding trades and good deals. Especially difficult with getting work done in the covid period. I had multiple offers less than 24 hours after the first showing. And this, I can honestly say, had a lot to do with Diane's input.
