Poor & misleading advice given to Vendor by Sales Agent – Buyer Had Major Issues at Settlement
This property was renovated by an amateur/cowboy owner builder who was unprofessional and cunning. The sales agent has advice the vendor on poor and short cheap renovations during the sales process. This is what the Vendor told my investigator, that he took the advice from the agent. The home was sold these camouflages and unapproved repairs/renovations ( such as an illegally built fence not to the standards of the fence ACT & legislation, bathroom shower, (AC).
During the settlement process I had many issues with how it was managed by Ray White Frankston, and the sale agent ended profiting from this sale, while I was chasing the cunning vendor. The Buyer was left to fight for the rights and seek justice to the end from all the relevant bodies and have all the matters fixed.
I gained advice from Consumer Affairs Victoria and the VBA for 4- 5 weeks, to have all the issues resolved. It was a nightmare to deal with the Ray White management team in house and the sale agent was nonexistent... it is the biggest nightmare for an investor.....
The matter was formally reported by my side to the vendors side and Ray White Frankston in writing. After many emails ( 12) and calls the Ray White directors had no choice to intervene and fix, rectify and make sure compliance was met. All photos and proof at hand if any person likes to view.
I will not at all recommend this sales agent or Ray White Frankston from my experience/reality and as a property investor. I have all the proof of the massive issues i faced post settlement, the paper trail of emails and evidence of this happening and this is NOT fabricated at all!!

Waning to - New Buyers be aware and make sure everything discussed with this agent is noted in notes, date/time stamped, photos and hold them to account under the ESTATE AGENTS ACT 1980 - (PROFESSIONAL CONDUCT) REGULATIONS 2008 - REG 8.
