Good rental process poor property management
The agent who let the preporty was efficient, good communicator, personable. Did a great job organizing some changes to the property before we moved in.
There's were lots of things up with this property discoverd after moving in. It's an old place so things not being perfect is understandable however most of it wasn't on the condition report. There were urgent repais not on the report, taps not working, lights, doors that wouldn't close or stick. In addition to the urgent repairs which were not on report there's also stuff like blu tack holding up parts of the kitchen counter, rot in the floor and window of the laundry, windows not working and missing handles. Really obvious stuff. I brought this up with agent managing the property and was told me that wasn't the purpose of the report, it was just to note marks on walls. This is wrong, it covers fixtures and fittings and what's working and what's not. This could explain why there are so many discrepancies.
My agent told me the size of the porfolio was impacting the ability to resolve issues. It sounds like the agents are over capacity and need some help.
I'm not happy with how the process of getting repairs approved is working. We still have urgent repairs outstanding weeks after moving in. The agent has informed me the landlord insists on reviewing everything and using their own people. Where there is an urgent repair that's unsafe and is inexpexpensive this can be done when reported. This has caused undue stress to me and my family. For example damaged items which are unsafe were reported and are still outstanding more than a week later. This is an inexpensive repair and there is no way a landlord would say no to this. I've been worrying someone is going to hurt themselves and watching the kids closely. Surely it could be done straight away.
